Biz Hub at LIMA Estate has emerged as a fast-growing central business district designed to extend economic activity beyond Metro Manila. Located within the 800-hectare LIMA Estate, the district grew from an industrial base that now hosts nearly 200 locators employing about 75,000 Filipinos. As factory operations expanded over the years, so did the demand for offices, housing, retail, and institutions to support a growing workforce—transforming what began as an industrial park into a mixed-use hub where business operations and daily life intersect.

Retail anchors the district’s public-facing landscape through LIMA Exchange and The Outlets at LIMA Estate, an outdoor mall that has evolved into a regional destination since opening in 2019.

Office development followed with LIMA Tower One, positioned as Batangas’ first premier office building and home to companies including Conduent, Revolve, Fusion Node, McTon Pharma, and AboitizPower & JERA’s Global Technical Center of Excellence. The tower has received the country’s first WELL Gold Core v2 Certification, Batangas’ first BERDE 5-Star certification, and recognition as PropertyGuru Philippines 2025 Best BPO Office Development, reflecting efforts to attract technology-driven and service-oriented firms to the province.
Hospitality infrastructure expanded in 2024 when the province’s only four-star hotel partnered with IHG and rebranded as Holiday Inn Batangas LIMA Park, becoming the first international hotel brand in Batangas. Infrastructure projects are expected to further accelerate growth. The planned Manila-Batangas Bugtong-na-Pulo (MBBP)–STAR Toll Interchange, targeted for completion in 2027, will provide direct access from the STAR Tollway to Biz Hub, reducing travel time and strengthening links to key economic corridors in Southern Luzon.
